Community Pool
One of the highlights as a resident of BWB is the community pool! From the spacious entry ledge, where smaller kids can play among the bubbling jets, to the 5’ deep end where experienced swimmers can practice laps.
Fitness Center
Located on the top level of the amenity center, there’s a wide range of equipment and weights for personal use. Satellite TV also provided.
Events Space
The 2nd floor of the clubhouse houses the private event space that spans 2,000 sqft with caterer’s kitchen. Additional bathrooms are located across the hall. This space is available to rent for all BWB homeowners.
Golfing
Riverwatch Golf Club & Resort, Tennessee’s first 18-hole championship golf course designed by PGA professional Peter Jacobsen and architect Jim Hardy, is just 25 minutes from Blue Water Bay.
Pristine Shoreline
Built in 1946, Center Hill Lake is comprised of 20,000 acres of crystal blue water and 415 miles of pristine shoreline. It is an “all sports” lake for boating and fishing enthusiasts. Some lots and proposed common areas abut the US Army Corp of Engineers property. It is their responsibility to manage the natural, cultural, and developed opportunities while protecting and preserving these resources. The Army Corp of Engineers does not permit the installation of private docks.

Faq’s
Home Owners Association
The Declaration of Conditions, Covenants, and Restrictions of BWB will be provided to all property owners. The annual rate is currently $1,108 Estate Lots with homes, $876 vacant Estate Lots/vacant Colony Lots, and $1,809 for Colony Houses. The dues pay for the maintenance of the common areas including the grand entrance, mowing along the roads, up-keep of the common areas, and membership to the Event Center, Fitness Room, and pool. Colony Houses HOA dues include yard maintenance.
